Terms and Conditions

Effective Date: July 22, 2026

These Terms and Conditions govern your access to and use of the LaDouceur Enterprise LLC website, contact forms, communications, estimates, property-support services, and related resources.

By using our website, submitting a service request, scheduling an appointment, accepting an estimate, or purchasing services, you agree to these Terms and Conditions.

1. About LaDouceur Enterprise LLC

LaDouceur Enterprise LLC provides property-support services for residential, commercial, post-construction, vacant, and transitional properties.

Services may include:

  • Property preservation

  • Property inspections and condition observations

  • Post-construction cleanup

  • Property securing

  • Debris removal

  • Site maintenance

  • Landscape maintenance

  • Renovations

  • Interior and exterior property maintenance

  • Related property-readiness services

The specific services for each project will be described in the applicable estimate, proposal, work order, invoice, contract, or written communication.

2. Service Requests

Submitting a website form, requesting an appointment, or speaking with a representative does not automatically create a binding service agreement.

A service agreement is formed only when:

  • LaDouceur Enterprise LLC accepts the requested work;

  • The scope, pricing, and applicable terms are confirmed; and

  • Any required authorization, deposit, or signed agreement is received.

We may accept or decline a service request at our discretion, subject to applicable law.

3. Estimates and Scope of Work

Estimates are based on the information and property conditions reasonably available when they are prepared.

An estimate may change when:

  • Property conditions differ from the information provided

  • Concealed damage or hazards are discovered

  • Additional labor, equipment, permits, disposal, or materials are required

  • The customer requests additional work

  • Access is delayed or restricted

  • Third-party costs change

  • Unforeseen conditions arise

Additional work may require a revised estimate, change order, or separate authorization.

4. Property Inspections and Observations

Unless expressly stated in a separate written agreement, property observations performed by LaDouceur Enterprise LLC are limited to the requested service scope.

They are not intended to constitute:

  • A licensed home inspection

  • An engineering report

  • An architectural assessment

  • An environmental assessment

  • A code-compliance certification

  • A pest inspection

  • A title review

  • A guarantee that every defect or hazard will be discovered

Specialized inspections should be conducted by an appropriately qualified or licensed professional.

5. Customer Responsibilities

You agree to:

  • Provide complete and accurate project information

  • Confirm that you own the property or have authority to order the work

  • Provide lawful and safe access to the property

  • Disclose known hazards, damage, occupants, animals, utilities, and restricted areas

  • Secure valuables and personal belongings when appropriate

  • Obtain necessary approvals from owners, lenders, associations, tenants, or government agencies

  • Review estimates, work orders, and completion documentation

  • Pay authorized charges according to the agreed terms

  • Promptly communicate relevant changes

LaDouceur Enterprise LLC is not responsible for delays or additional costs caused by incomplete, inaccurate, or withheld information.

6. Property Access

By providing keys, access codes, lockbox information, or other entry instructions, you represent that you have authority to grant access to the property.

We may share necessary access information with authorized employees, contractors, or subcontractors assigned to the project.

You must notify us promptly when access information changes.

7. Scheduling and Delays

Service dates and completion timelines are estimates unless specifically guaranteed in writing.

Scheduling may be affected by:

  • Weather

  • Property-access issues

  • Material or equipment availability

  • Safety conditions

  • Permit or inspection requirements

  • Utility interruptions

  • Disposal-facility availability

  • Customer-requested changes

  • Circumstances outside our reasonable control

We will make reasonable efforts to communicate significant scheduling changes.

8. Hazardous or Unsafe Conditions

You must disclose known hazardous materials or unsafe conditions, including:

  • Mold

  • Asbestos

  • Lead

  • Chemicals

  • Biological waste

  • Sharps

  • Infestations

  • Structural instability

  • Fire hazards

  • Electrical hazards

  • Illegal substances

  • Contaminated materials

LaDouceur Enterprise LLC may suspend or decline work when conditions are unsafe or outside the agreed service scope.

Testing, remediation, special equipment, disposal, or licensed contractors may result in additional charges.

9. Debris and Personal Property

Unless otherwise agreed, items designated for removal may be treated as debris and discarded, recycled, donated, or transported to an appropriate disposal facility.

Before work begins, the customer is responsible for identifying and removing items that should be retained.

LaDouceur Enterprise LLC is not responsible for the disposal of items reasonably represented, marked, or located as debris, except as otherwise required by law.

10. Contractors and Subcontractors

We may use employees, independent contractors, vendors, or subcontractors to perform portions of a project.

These parties may receive only the information reasonably necessary to complete their assigned responsibilities.

11. Fees and Payments

Pricing, deposits, payment schedules, and accepted payment methods will be described in the applicable estimate, invoice, proposal, or service agreement.

You agree to pay all authorized charges.

Past-due amounts may be subject to legally permitted late fees, collection costs, suspension of services, or other available remedies when disclosed in the applicable agreement.

12. Cancellations and Rescheduling

Cancellation and rescheduling requirements may vary depending on staffing, equipment, materials, disposal arrangements, and project preparation.

The customer may be responsible for reasonable costs already incurred, including:

  • Materials ordered

  • Equipment reservations

  • Disposal fees

  • Permit expenses

  • Mobilization

  • Labor already performed

  • Nonrefundable third-party charges

Project-specific cancellation terms will control when included in a written agreement.

13. Work Completion

Upon completion, we may provide photographs, service notes, invoices, inspection records, or other documentation.

You should report visible concerns within the review period stated in the applicable agreement. When no review period is stated, concerns should be reported within a reasonable period after completion.

We must be given a reasonable opportunity to inspect and address a reported concern before third-party corrective work is arranged, except during an emergency.
